Lease Rules for Annual Membership – Wooden Nickel Ranch, Shade Enterprises LLC, Spring Branch Texas. Approx, 120 acres. 5 stands with feeders.
1. Before any hunting, all agreements, liability releases, and background checks must be completed. Log book will be in camp. All kills must be recorded with proper ID and valid hunting license. All deer MUST be tagged before being brought into camp. All kills must be photographed and the photograph must show horns in plain view to determine spike verses full grown buck. Photographs must be text to the Owner/Lease manager at the time of kill. Members must text lease manager when planning to head to ranch along with make and model of their vehicle they plan on using. This helps us in making sure that lease participants are the only ones on the lease. All members must sign in anytime they visit the lease. NO EXCEPTIONS. ANY INFRACTIONS FROM THE RULES ON THIS ENTIRE FORM COULD CAUSE TERMINIATION OF LEASE WITHOUT REFUND.
2. All Texas hunting laws will be observed and followed. No loaded guns in camp and no alcohol while hunting. All guns must be sighted in prior to hunting.
3. Minimize driving on wet pasture roads. All travel on actual hunting area is with ATV/UTV unless otherwise pre-approved. Reckless ATV/UTV driving is prohibited.
4. Be careful with outside fires. Outside fires are subject to county burn laws. These laws change periodically due to dryness conditions. Littering on ranch is NOT tolerated. Take all trash out of hunting area after each hunt. If other litter is spotted, please collect it and take it out with you.
5. Kills are limited to Texas license limits.
6. Axis deer are limited to one doe and one buck per hunter per year.
7. Axis deer as with any game harvested during the year must be photographed and logged as described earlier in this document.
8. No hunting while walking. All hunting must be from stands. Absolutely No Hunting is allowed around the central water supply. This is a no hunting zone for all wildlife. No stands, feeders, or any other fixtures on the lease can be moved for any reason by the hunters unless pre-approved by manager/owner. No additional stands or feeders are allowed on the lease by the hunters unless pre-approved by manager/owner. No fence jumping for any reason. The only way allowed from one side of a fence to another is through an existing gate.
9. Stands, Feeders, Corn and protein supplements will be furnished by the owner/manager of the lease. Lease participants are welcome to augment feed and minerals.
10. Take all unwanted deer parts (and other game for that matter) (no trash) to the designated dump area, and thoroughly wash the cleaning area upon use. Cleaning area has a hanging stand with winch, running water, picnic table, fire pit, and fire wood.
11. Paid hunters children can sit in stand with their parents.
12. No shooting from any road, trail. Shooting is only allowed from a stand unless otherwise approved.
13. The lease allows general season for white tail, axis deer and turkey. Feral hogs, varmints of any kind are allowed year round within designated calendar timeframes.
14. All game is to be hunted within specified state seasons/ regulations.
15. This lease is for one season with the option of annual renewal if all rules are adhered to. The lease if for up to 4 hunters maximum. No hunter substitutions without prior approval. We prefer a couple families that know each other to occupy this lease. This is a very nice place and we do not permit loud raucous behavior. Common sense is the expected conduct. There are two RV spots with full hookups that are part of this lease. The lease is not offered at a reduced rate if the hunters do not want to use them. RVs must be pre-approved and must be insured by the hunter. We prefer RVs that are less than 10 years old and they must be in good repair. RV areas are to be kept clean and free of debris. Electricity usage will be billed monthly at the current rate of the local utility. Picnic tables, fire pits, and fire wood is provided. There is a separate document that must be agreed to and signed for the RV spots. Lease price is 20,000.00. Plus electricity. Payment schedule will be worked out between Owner/Manager and Hunters. Complete payment must be made before any RVs are moved on site and any hunting is allowed.

17. Owner and his agents reserve the right to use the stands in the absence of the hunters of this lease. This may happen no more than a couple times during the season. Owner does not actually hunt but does have a little help getting a little meat in the freezer.
18. Hunters can hunt with one guest (immediately family member only) All guest hunters MUST HUNT WITH PAID MEMBER off of member’s deer allotment unless other arrangements have been agreed to with Owner/Management.
19. Lease/Property availability is open during regular white tail season. Off season is limited to one weekend a month. Exceptions must be pre-approved from Owner/Management.
20. No hunting dogs.
21. Texas Game Wardens are encouraged to periodically visit the lease.
22. Failure to follow any of the above rules could result in your immediate non-refundable dismissal / termination from the lease.
