Hunter’s RV Pad Agreement between ____________________________ and Shade Enterprises LLC
Hunter RVs must be less than ten years old and in good working order. Exceptions must have prior approval from owner/manager.
The RV area has the following:
Full hookups
Picnic/BBQ/fire pit areas
Game dressing area
Electricity
Electricity is on a separate meter for each pad. The amount owed will be calculated and due each month by the RV pad occupant.
Trash
Trash is to be bagged and put in the receptacle at the end of ranch entrance. The receptacle is shared so please be courteous and allow room for others to use.
Pets
Pets have to be always contained. Pets should be either on a leash when walking distances, or in your home. We are very serious about this because of our livestock. Pets are approved on a case by case basis by Owner. Pets that become a nuisance for any reason will not be allowed to return to the property. Tennant is responsible for any damage caused by the pets to the property. Tenant must clean up after pet waste.
Entrance
You will have a code to enter and leave the property, please give out the code cautiously for your safety and ours. No shooting, archery, or flying of remote control aircraft, is allowed in the RV area without prior permission per incident. Children and Adults must be supervised by Tennant at all times when outside of the RV pad area. This is a ranch and some areas are not suitable for recreation and or general use by people not versed in related possible safety hazards of living in the country. Hunters use the area and field dressing of game could be visible from time to time.
Tennant Personal Property and Liability
Property owner is not responsible for any of the personal property and is not liable for personal injury of Tenants or Tenants visitors. Tennant is solely responsible for personal property or injury from any circumstance on the Owner Property and it is strongly recommended that the Tennant have rental insurance to cover theft, fire, and flood, personal injury of themselves and/or their visitors, or any other situation. Tenant will be required to sign a liability waiver provided by Owners
Improvements
Improvements will be ongoing around the RV pad areas. We expect to do landscaping, planting of trees etc. Cooperation with these efforts is part of this agreement.
Other guidelines
Speed limit on roads around RV area is 10 mph.
Sewer is septic tanks. Trash, scraps, tampons, flushable wipes etc., are strictly prohibited to be discarded down any drains or toilets. If the sewer line needs to be snaked and the problem is related to items mentioned above, the plumbing bill will be the responsibility of the Tenant.
All Tenants are responsible for the conduct of their guests or visitors. Loud and boisterous parties or conduct will not be tolerated. Common sense and good judgment are the rules to follow. RV tenants must respect all neighbor's privacy.
No storage is allowed on premises around RV without prior approval from Owner. Vehicles must be in working order.
RV occupation is for lease participants only. RV areas are not for full time living. They are for use during hunting season and occasional occupation off season. Any other use must be pre-approved by Owner/Manager.
Breech of Agreement
If this agreement is not followed in any manner, it can result in termination of this agreement, and possibly require the tenant to vacate the property with a 30 day notice.
